You are absolutely right that is where Oregon is alittle south of Byron. Byron
has the nuclear plant. Those areas that you spoke of I know them very well. It's
is a small world.

As far as Non-Performing Notes go the Institution is the one that discusses with the buyer in regards to pricing.

Do you have an investor looking to sell his Note? I have alot of investors that come forward looking to purchase singlely rather than in bulk.

Please tell me alittle more about the lien? Is this a defaulted Note Dick?

For an apartment complex you will need a commercial lender. They will lend you about 70% max with the longest term being 20 years in most cases.. It is quite common for the seller to hold a note for the portion of the financing as well. However you should expect to put in cash of your own and you will need to have funds in reserve.

LOOKING FOR COMMERICAL ADVICE, INCOME PROPERTIES

My name is Tiara. I am fairly new to real estate. Well I don't really wanna say new, but I am just now getting into investing. I know real estate top to bottom-well most of it- from my father who is a real estate professional in Michigan. I am going to start investing within the next few months in Atlanta. I'd like to Fix and Flip, however I would prefer if my first property is an income property that I could acquire and hold (landlord). I wanted to know what kind of lenders (hard money or otherwise) would fund this kind of investment? I say this because I have researched many hard money lenders and the loan term is usually only for a max of 12 months. I would like a longer loan term because I would like my first property to be a small apartment complex. What do you think I should do?

First house under contract

I now have my first "deal" under a 2 month option contract.

I have the home under contract at 212K; I'm marketing it to sell at 220K. Not really a wholesale but more like trying to find an end buyer willing to pay 220K. Any thoughts on how to try and get it sold?

I'm also getting ready to put a home under option contract at 118K and going to market it and sell it at 130K. Should I sacrafice a few thousand in profit and use a seller's agent? Can I use an agent when I have someone else's home under option?
