No More Evictions?

I'm not sure how these landlords are getting away with taking the rents and not paying the mortgage. When I got my loans I signed an agreement with the bank called a "Right to Rents" that is recorded with the deed that allows the bank to demand the tenants send their rent checks to them and not me if I am in default of the mortgage.

Only if the first deposit is used to clean and the balance is wiped out by paying money back or paying cleaning services.

Now - can is be raies by a small amount - say $20 for inflation? Maybe. That would be a good question.

In PA I think "no". PA considers all monies held in escrow - no matter what title you give to them - to be added together. The tenant landlord act is then very specific. In fact after 1 year the total escrow amount may not be more than 1 month's rent so anything above that must be given back.

OK. Let us take the next step in this thinking..

If the sherriff will not do his job to escort the tenant off the property which is carrying out a judges order- what keeps the landlord from doing this job?

So - everything heats us. The tenant calls the cops. There is yelling and refusal to leave. The cops arrive. The landlord shows the possession order to the cops and asks to have the tenants removed for trespassing. The cops - in our area - would not be from the sherriff's office - they would be local municipal cops.

Please find the holes for me.

wont rents decrease soon

my area is flooded with foreclosures as well. But my point is, isn't it prudent to account for the fact that these homes will be bought up at some point and rents will then decrease. So should I account for that when figuring the numbers?

I get supply and demand. The supply is going to be high once prices bottom out everywhere won't it? Investors will be scooping them up as well as first time buyers and those that waited on the sidlines while others were getting raped.

The question is? Are you factoring in today's rent when looking at the numbers? Or are you speculating they will drop? I guess I am only asking those in areas of high foreclosures.

I've heard from a few people, the banks will have to file for execution with the court, takes a extra few weeks/month and they will then have to do.

I run into people that think that it's so awful to evict someone...It's amazing how naive people are , thinking that everyone is golden.
