Nice to meet you, Matty. And you are right. There are pockets in L.A. County that are still going into multiples, Beverly Hills, Westwood, and especially Santa Monica. There was even one in Mt. Washington recently that went into multiples within a week of listing. No rhyme nor reason here.

I really don't think it will go down much in those areas. They are not exactly distressed.
