How do you beat the winter vacancy rules???

I keep a close eye on my compitition and make sure that my houses look far better than all the rest. Very clean, fresh paint, carpets professionally cleaned and no leaves in the yard. People who have been looking for a rental in my area want to sign a lease as soon as they open my door. We have always been able to pick and choose who we want to rent our houses.

Rich, we are getting along. In fact, we're having a very good discussion about mentors. What exactly do you want? Do you want Will to patronize me and tell me what a great post I made when he disagrees with something? Do you want me to patronize Will if I have a question about something he posts? You need to grow a little thicker skin, or simply stop reading any posts where Will and I are involved (we often have different opinions).

BTW, I actually agree with what Will said in his last post on this thread. Shall we hold hands and sing a happy song Will?

Staging

As a rehab and flip investor we have had much debate on whether or not staging the homes is worth the cost. Because our houses are vacant I think it would make a huge difference (especially in the higher end homes). Do you have any advice for finding a good stager (at a good price)?

Does anyone know of a good source for Wholesale properties in Atlanta, GA?

Just can't seem to find a steady supply of true "wholesale" deals in Atlanta, and it takes so long for banks to make up their minds. Let me know if any of you has a recommendation.

Atlanta Hard Money Lenders

I am familar with each of the three hard money lenders you have listed. Each has a good reputation in town. Their lending guidelines differ a little in terms of fico score requirements, source of down payment funds, and the type of properties and areas they will consider.

The question of who is the "best" is really based on the particular borrower and the specific property you are seeking to finance.
